Our corporate merger and acquisition experience has included many real estate entities, typically involving the assessment of extensive portfolios of real estate and/or ownership entities. While these services are often directed at the acquisition of operating entities and their underlying real estate related assets and liabilities, they have also been applied in many situations where the acquisition is to be just the underlying assets, sometimes subject to existing loans or single purpose entities.
Our experience in real estate sales and acquisitions has occurred over 30 years through direct client work and various real estate leadership positions within Arthur Andersen LLP providing guidance to other folks in our worldwide real estate services practice.
In the case of the diligence of operating real estate entities, our work is typically designed in a holistic fashion as described under Corporate Merger and Acquisition Services with special emphasis on the nature of the business and its assets and liabilities. However, unlike a more narrow acquisition of real estate assets, issues involving human resources, procurement, information technology and so forth would be considered by the buyer.
For straight asset acquisitions, Insight’s personnel have substantial experiences over decades of work with real estate companies and investors assembling and analyzing asset, construction, leasing and operating data, financial models and other information to assist buyers in their evaluation of acquisition opportunities. In addition Insight is often asked to assist the buyer team with contractual matters during their negotiations with sellers.
The acquisition of a portfolio of substantial numbers of assets at one time requires project management skills and vision in addition to the skills necessary to perform diligence on one or just a few assets. The Insight professionals have undertaken many such assignments successfully and are ready to share their skills in addressing the more complex attributes of larger portfolio acquisition opportunities.
